Hidden Gems Ventures requires an upfront NON-REFUNDABLE deposit before we fund. The deposit will be credited toward the fees when the deal goes through. The deposit may be sent via ACH directly to us. The agreement will reflect the difference between initial deposit and fee.

Earnest Money Deposit
The Gator Method® is a phrase coined by Pace Morby. Gator lending gives buyers/wholesalers the access to the earnest money deposit (EMD) funds they need to put a property under contract.
We will joint venture (JV) with you to simplify the EMD process and ensure a smooth real estate transaction experience. The EMD funds that we provide plus our fee are returned at the close of escrow, either through the property sale or assignment.
Please note: If you are in a Mutual Release State prior to submitting your request, we require the mutual release agreement signed by both the buyer and seller so if the deal does not close the EMD is returned. You can obtain the form from the title company.

Gap
Gap funding for real estate investors essentially closes the “gap” between what a hard money loan covers and what the actual cost of the investment project is. It is also known as bridge loan. Hidden Gems Ventures has the potential to cover the difference between the original hard money loan and the remaining cost requirements. For an investor, this means the funding can possibly cover the rest of the acquisition, rehab, holding cost expenses incurred before the selling of the property. Unlike traditional bank mortgages that require a lot of paperwork and take months to close, gap funding can be acquired within a matter of days.
Our funding program provides a valuable financial lifeline, with durations spanning from 30 to 120 days. The funds are settled at the end of the agreed period, either through property sales or through mutually established means.

Transactional
Transactional funding is a savvy financing method that empowers investors to seal property deals without tapping into their own capital reserves. It proves especially invaluable in situations where the use of a double close, a common strategy to buy and sell properties without traditional financing, is not a feasible option.
